What is Medium-Term Accommodation (MTA)?

MTA is an NDIS-funded support that covers the cost of your accommodation for a period of up to 90 days. It is designed for participants who have a confirmed long-term housing solution lined up but cannot move in immediately.

Waiting for Home Modifications

You are waiting for home modifications (like ramps or rails) to be finished at your permanent address.

Waiting for SDA Vacancy

You are waiting for a vacancy to open up in a Specialist Disability Accommodation (SDA) property.

Post-Hospital Discharge

You have been discharged from hospital but your long-term support setup isn't ready yet.

Transitioning to New SIL

Your current living arrangement has suddenly broken down, and you are transitioning to a new SIL home.

MTA vs. STA (Respite): What's the Difference?

It is easy to confuse the two, but NDIS funds them differently:

Medium-Term Accommodation (MTA): A "bridge" while waiting for permanent housing. Typically up to 90 days. Funding covers accommodation costs (rent) only—support is funded separately. You need evidence of a long-term home waiting for you.

Short-Term Accommodation (STA): A "break" or holiday for you and your carer. Typically up to 14 days. Funding covers accommodation + support + food + activities (all-inclusive). No long-term housing evidence required.

Note: For MTA, you are responsible for your own daily living expenses (groceries, utilities, etc.), similar to how you would pay in a permanent home.

Eligibility Checklist

To access MTA funding in your NDIS plan, you generally need to show:

A Confirmed Long-Term Destination

Evidence that you have a place to go after your MTA stay concludes (e.g. a tenancy offer or a date for completed renovations).

Disability-Related Need

Why you cannot stay in your current environment (e.g. it is unsafe or inaccessible).

Support Needs

That you require disability-specific accommodation rather than a standard rental.
